This is a 3 bedroom, 3 bathroom house on a 26.33 x 115 foot lot.
It is clearly a flip because this is what it looked like a year and a half ago in April 2012...
Clearly, this place needed work and they did a really good job.
I don't love what is happening on the wall in the living room but it is a good size and I like how they kept the front door blocked off.
I don't love the floor colour but it probably doesn't look as orange in person.
The kitchen is massive and I really like it.
I just wish back room didn't have a different floor and that that wall of cabinets wasn't there. This EASILY could have been a dining room/family room area but with those cabinets and bench, there is no room for that any more. I guess you could turn the table sideways and have the back as a family room but the table would straddle the 2 floors. The way they have it now though, there is a lot of wasted space.
Upstairs, everything is great. It's bright, the windows look good, there is lots of storage in the master, the bathrooms are good. The basement has been dug out, the backyard is huge with a big deck and an 'L' shaped yard with a 3 car garage.
Basically, this is a really good flip.
Actually, this flip was done by the same company that did the flip at 112 Ivy Avenue that was listed at $899,900 and sold for $912,000.
This house is detached, not on as nice a street but closer to Dundas, but with 3 parking spots and a large yard.
It is listed at $989,900.
Is a house on this street going over $1,000,000?
Well, the house down the street at 124 Ashdale Avenue did! It sold for $1,045,000.
I definitely prefer this house. I think this might go to $1,089,000. Maybe even $1,110,000.
I just wish that floor wasn't changed at the back.
