161 High Park Avenue - HIGH PARK/JUNCTION
Five days ago, I posted a house at 225 High Park Avenue.
It was a 7 bedroom, 2 bathroom house on a 40 x 200 foot 'L' shaped lot.
It needed work and had just sold for $1,652,000.
I pointed out that the price for a house that need a gut was listed last January for $1,149,000 and that might not have been so crazy after all!!
That house was 161 High Park Avenue. Yes! This house. It was a 5 bedroom, 4 bathroom house on a 25 x 200 foot lot.
I thought the price was crazy and was more of an $899,000 house. Clearly, so did others as the price dropped a few times for a final drop last November to $849,700.
I am not sure of the final price but this house has been gutted and flipped and is now back on the market....
Just five days after I mentioned it!
And it's a typical flip. Very large, but a typical flip.
I don't get the layout. That kitchen is so large that it looks like it could fit a table, but then there is the dining room right there open to the kitchen. With that massive family room space and huge kitchen, it would have made more sense to keep the dining room separate.
The kitchen is nice, I don't love the backsplash or necessarily the style of the cabinets, but it is a good kitchen. And those are great doors at the back.
This house is now 4 bedrooms and 4 bathrooms with a 2 car garage.
The asking price is $1,549,000.
Though I don't love the style, I think someone will, and considering a house down the street that needs work just sold for $1.6+.....
I think this will sell for ask. Maybe even $1,630,000. Then again, that's based on some VERY grainy photos.
