177 Strathearn Road - CEDARVALE
Last week, a reader (thanks S!) sent in this 4+1 bedroom, 3 bathroom house on a 30 x 89 foot lot.
It's not a deep lot but it is wide and there is a parking spot at the front.
And though the inside isn't huge, they did a good job with what I am assuming is a flip.
I like the floors and the kitchen is good with a good layout. I just don't get the fact that there is a formal living room only about 6 feet from the family room. It's kind of odd.
But the house is done. It is done without going over the top, and it has a good deck.
It is listed at $1,399,000.
Though it is a well done flip (I assume), it isn't big.
For that price, you want to be able to fit a king sized bed and to good sized tables into your room. It doesn't look like a king could fit in that master.
Considering that the similarily sized and styled house at 38 Menin Road that was listed in July 2012 sold for $1,060,000, this house is probably too high.
I prefer this location being still close to Eglinton, but not as close, and there is one more bedroom at this house, so I think it can sell for more.
But $1.4 million?
Maybe $1,250,000.
Maybe $1,275,000.
But not $1.4.
