18 Bellwoods Avenue - TRINITY-BELLWOODS
This is a 3 bedroom (currently set up as 2+1 bedrooms), 2 bathroom semi on a 21 x 105 foot lot with one parking spot just north of Queen in Trinity-Bellwoods.
Though it is a little rough around the edges, I really like it.
Things like the front porch and the doorway need to be painted. Maybe they didn't do it now because you aren't supposed to paint outside when it goes lower than 10°F at night.
I don't think this is a flip, but I don't understand why there is still concrete and stone from what seems to be the kitchen and bathroom still sitting on the front porch.
Looks like they haven't finished painting the wall up the stairs (or that's the look they are going for!?!).
And the floors are just old floors painted grey (which I actually like).
But I love the kitchen! I like the concrete, I like the counter, I like the cabinets, I like the windows. Do you think they meant to leave those newspapers on the chair to make the house seem 'lived in'?
Upstairs is also a little rough around the edges with painted subfloors instead of new floors, but again, I like it. The bathroom isn't fancy but, again, I like it. Are mattresses on the floor, like the house at 91 Ashdale Avenue, a trend right now?
Then there is that backyard! Pea gravel!!! I am not a fan of pea gravel at all. As I mentioned in my post of 9 Mackenzie Crescent, it just reminds me of the time I wiped out on my bike and had hundreds of pieces of gravel stuck in my leg. I am really not into pea gravel.
Back to the house...
It's a good house.
It is listed at $865,000.
If the row house at 64 Palmerston Avenue can sell for $825,000, then is this selling for only $40,000 more?
I don't think so. I think this sell over ask. Will it go over 9? Probably.
If the house at 137 Manning Avenue that looks like it needs a ton of work can sell for $735,000....
Though I think the house could use some work, I think this could sell for $915,000. Maybe $925,000.
It's the kitchen.
