18 McKenzie Avenue - ROSEDALE

When I first saw this 5+2 bedroom, 6 bathoom house on a 60 x 145 foot lot, I had to post it.  There was something about it that was very familiar.  Like it had been in Canadian House and Home or something.

But it wasn't Canadian House and Home.  It was in Toronto Life 4 years ago!  It was an article about all the amazing stuff in this house and where to buy it.  

Not a lot has changed from that article, but they did get rid of the Ricardo Fasanello chair in the library...

That you can buy at Hollace Cluny.

Basically, there are beautiful pieces of furniture and art throughout this house.

Which will all be leaving with the owners...so let's talk about the house!

Is it me or does the Google Streetview shot do a lot more for this house than the listing photo above?

It's a large house and just seems to look larger in the streetview.

It has been renovated throughout and I really like what they have done.  There is a lot of stone in the kitchen and family room which could feel cold but the listing says there is radiant heat.

The layout of the house is interesting with that courtyard in the middle of the side of the house but I bet that is amazing when they entertain in the summer.

And it brings in tons of light to every room of the house (at least on the first floor).

The bedrooms are all a really good size.  There are 3 bedrooms on the second floor and 2 more on the 3rd floor.

The basement is huge with a concrete floor, and obviously the pets spend a lot of time down here...

And the backyard is large with a detached garage and space for 6 cars.

This is a great house!

It's move right in, it's large, it has a great kitchen/family room, it has great floors...

Except where the dining room chairs scratched them up...

And I am not so crazy about the location.

But really, this is an amazing house.

It is listed at $3,950,000.

If this is your price point, are you looking at this house or the semi at 4 Meredith Crescent that had a price drop 2 months ago and is now listed at $3,895,000....

Or the duplex at 29 Maple Avenue that needs a LOT of work to get it to be comparable to this house and is listed at $3,495,000?

I don't know about you but I am looking at this place (even if the location is a little too close to Castle Frank subway station and the Bloor/Bayview DVP off ramp).

Too bad it doesn't come with the furniture though!
