570 Palmerston Avenue - SEATON VILLAGE
Last week, a reader (thanks I!) emailed about this listing.
It is a 3+1 bedroom, 3 bathroom detached house on a 22.5 x 125 foot lot. I had seen the listing last week but the pictures weren't great and I was looking at them on my phone. I thought for a quick second that this house was priced for a bidding war.
Then I got a better look at the pictures on a bigger screen.
I like the reno on the first floor. I like the floors and the kitchen. It's bright, there is a big wall of glass at the back and there is a powder room.
Upstairs, at first, I like it. I like the doors as dark wood, but like the front door, it is the original door and it has the original hardware. If you have ever lived in an old house, you know that old hardware is more of a hassle than anything. And I don't think it even looks very good.
The windows also look like originals. At least they were there when the person who decided that the green trim was a good idea had the house painted. Why didn't they paint the trim? And who knew that eaves troughs came in this colour green!
There is a lot about this house that is good.
But $1,295,000!?!
Maybe they think that if the semi at 580 Palmerston Avenue just 5 doors away sold for $1,250,000...
But that house was 4+1 bedrooms, 4 bathrooms with a finished basement.
And they weren't counting a toilet in the corner of the basement as a full bath...
This will sell over a million but I am thinking closer to $1,165,000....maybe less.
If the door hardware and the outside trim had been updated (not to mention the windows!) with a finished basement, it might be a different story.
