Now that the holiday season is upon us and the market is slooooow...I can try to catch up on all the houses you have sent me in the past few weeks.  There are lots so, though I will try to get to all of them, it could take a while!

Of the houses that you have all sent to me in the last month or so, this is one of my favourites.

Like basically every new build out there, I don't love the front (but for their neighbourhoods, I did like this onethis onethis onethis one, and this one).  There is just something about the proportions of this place that seem off, it looks more Leaside North than Caribou Park (but that's not necessarily a bad thing), and there is just too much wood for me, but it does look promising!

And it is.  The inside is AMAZING.

There is something that kind of reminds me of the deceivingly good new build at 77 Leroy Avenue in Danforth Village, though this place is bigger.

Inside, there is basically nothing about the finsihes of this new build that I would necessarily want to change.  I even like all the staging furniture, like that IKEA Soderhamn couch, but not so much those dining room chairs. The kitchen is terrific, the back doors are good, the fireplace is done right.  The master bath isn't huge but it's good, the floors are amazing, it's bright...

It's just that for $2,895,000 for a 4+1 bedroom, 5 bathroom house on a 38 x 186 foot lot, I think people want a proper front entrance.  Sure, it's got those closets along the wall like the house at 139 Galley Avenue, but that house was much smaller.  This was a new build (on existing foundation), and a proper entryway could have been incorporated.

Plus, this place needs a bigger deck.  Why do all new builds have such small decks!?!

But overall, this house is great.

Considering that it has been on the market since September, it's clear this place is overpriced. it's too close to Lawrence, or perhaps not the right type of build for the neighbourhood.  

Perhaps it is all of the above.  But this place will find a buyer.  It's a great house on the inside, I just think it is a little high.

Like...a LOT too high.
