Earlier today, a reader (thanks J!) sent in this listing.

It is currently under construction and the photo above is a rendering of what will be a 4+1 bedroom, 4 bathroom house on a 25 x 100.63 foot lot.

So, it's not getting torn down...it's undergoing a 'Modernization'.

Or basically another word for flip, but it is customizable!

The listing says...

Builder Will Customize This House To Your Taste From Finishes, Colours & Any Customization You Should Require.  

This Is A Rare Opportunity.

Has this customizable thing been happening all over the city for ages and I just became aware of it!?!

Or is the agent right and this IS a rare opportunity?  If it is, I don't think it will be for long.  

It's a good trend for those who don't want the hassle of dealing with the permits, hiring an engineer, an architect, and a contractor, and everything else that goes along with a reno/flip, but you can still make sure that the house doesn't end up with a bad fireplace!

Or a house that is half way done and not done well like the house at 619 Clinton Street that was eventually finished and put up For Lease!

But when they say they will do any customization...

Does that mean I can change the front to look more like the house at 271 Windermere Avenue...

Plus, I don't love the front porch facing to the side of the house.  At least the back deck looks like it is a good size!

And who is the builder?  Is this their first project?  I want to see examples of their work!  

I have no idea what they have done in the past and before I commit to a selling price of $1,149,800, or even a 10% deposit, I want to see what the builder has in mind for the interior.  

(Which is maybe why this house has been on the market for 3 weeks even though the agent said it 'Won't Last Long'.)

Because the whole thing can't be COMPLETELY customizable...

Or you might as well just buy your own house and hire someone to do it exactly how you want it.

But if builders and contractors isn't your thing, and this builder has past projects that you can compare, this is a good option.

And it's basically the same price as the 3 bedroom at 481 Rushton Road that was a little dated and sold for $1,135,000 in August!
