430 Sackville Street - CABBAGETOWN
Yesterday, a reader (thanks R!) sent in this house. It was the blogTO House of the Week but he was interested to hear my take.
As he mentioned, I had posted 422 Sackville Street in June. It was a 3 bedroom, 1 bathroom house on an 18.5 x 99.42 foot lot.
It was listed at $875,000.
This house is 3 bedrooms, 2 bathrooms also on an 18.5 x 99.42 foot lot.
It is listed at $1,395,000.
Wait!
WHAT!?!
$465,000 more than the same sized house down the street!?!
A house that was REALLY nice!?!
Sure, it didn't have a finished basement and there wasn't really a dining room space, but the plumbing was roughed in for the third floor and the kitchen, the bathroom, the whole house was great.
This house is also great, just in a different way.
I love the front door colour. But that blue bowl in the front hall is totally killing it for me. It's trying to make me look at the door again, and come on, I already saw that door and was impressed! That bowl is just making be annoyed.
Inside, I have to say I am annoyed again. Not because the place isn't great! It's because I have seen that railing before, the whole general look of this house, and I can't freaking remember which house it was! It's making me nuts.
But back to the house...
It is basically the same size as 422 Sackville but there is a dining room in the middle and no family room at the back. The whole house is fairly tradional.
There is a feel to this house that reminds me of the house at 113 Inglewood Drive in Moore Park, as well as another Cabbagetown house at 297 Carlton Street.
And it also reminds me of the house at 370 Berkeley Street on the other side of Parliament. Just realized I never found out what that one sold for, but it was listed at $1,495,000. My guess is somewhere closer to $1,425,000.
And of course, that kitchen door reminds me of Tommy Smythe's old kitchen...
This house is a great house, but I think it is overpriced.
Even with the basement, I don't see how they can rationalize a price that is 150% of the price of a similarly sized, completely done house, down the street.
Maybe $1,225,000...but not $1,400,000!
That railing is making me crazy............
