56 Northcote Avenue - BEACONSFIELD VILLAGE
This is a 2 bedroom, 1 bathroom row house on a 14 x 113.5 foot lot in Beaconsfield Village.
I like it. The person who lives here seems to be a fan of Emily Henderson.
With a some Little Green Notebook thrown in...
Those spaces have a little more colour happening and a little less brown, but I get the idea.
It looks good.
The space on the first floor is large. I would prefer to change all that brown paint to white, but overall, it's a good space. The kitchen might be dark for some but those cabinets could be painted. The backsplash could be a few hundred dollar fix and the counters are fine. But I think, if you wanted to be here for a while, a new, brighter kitchen would make sense. One that has a better sink/dishwasher layout. How does that work as it is!?!
The bedrooms are a good size, though there are only 2 of them. But if you wanted to stay here a while, it could be reconfigured more like the house at 17 Givins Street where there would be a bathroom between the master and the middle bedroom and change the back room to a bedroom again.
Of course, laundry would probably have to be moved to the basement which is not finished.
But all in all, this is a good house in a good location with a backyard and parking.
It is located 2 doors down from the detached house at 60 Northcote that was listed at $719,900 and sold for $962,000.
This house is listed for $599,000.
Considering that the flip at 17 Givins Street that really wasn't that much bigger than this house (if it was reconfigured) just sold for $942,500....
This is a good price.
I think it will sell closer to $645,000 (even without a finished basement).
Maybe more!
There is Pellegrino...
And a video! I always like the videos.
(Too bad the website is the wrong address!)
