PRICE DROP - 56 Northcote Avenue - BEACONSFIELD VILLAGE

This is a 2 bedroom, 1 bathroom row house on a 14 x 113.5 foot lot at 56 Northcote Avenue in Beaconsfield Village.

I first posted it at the beginning of December, and several weeks later, it was the 5th most visited post on the MASH for 2013.

It's down the street from a similar looking detached 3+1 bedroom, 3 bathroom house with a 2 car garage at 60 Northcote Avenue that was listed at $719,900 and sold for $962,000.

So, to price this house at $599,000 doesn't seem so crazy.

But this house doesn't have a basement apartment like 60 Northcote.  In fact, according to a reader, it doesn't even have a basement, finished or not.

And it is only 2 bedrooms and 1 bathroom.

Plus, it is a row house.

But it is move in ready.  The kitchen isn't the best, and I am not loving the backsplash, but it works.  The bathroom is fine.  The brown throughout could easily be painted if you didn't like it...

Considering that the small rowhouse at 17 Rebecca Street had no basement, parking, or furnace, not to mention it had a tiny backyard, and was first listed at $599,000, the asking price for this house doesn't sound crazy.

But 17 Rebecca had 2 price drops ending at $529,900, and though I didn't do an 'And it went for', I am pretty sure it sold close-ish to this.  Perhaps a little less.

So, was $599,000 too high?

Looks like it because this house has just had a price drop...

To $574,900.

And I thought this one was going over!  Guess not.

P.S. I know I am guilty of a typo or two, but the website address for this listing is still '53 Northcote', but...

ummm... 

The address for this house is 56 Northcote!
