PRICE DROP - 71 Balmoral Avenue - YONGE AND ST. CLAIR
In January 2012, I posted a Moore Park house at 243 Rose Park Drive.
It was a 5+1 bedroom, 5 bathroom house on a 37.5 x 144.75 foot lot. It was listed at $3,380,000 and sold after a couple of months on the market for $3,175,000.
This is what it looked like...
A reader (thanks G!) pointed out that there was a completely identical house being built on Balmoral. I gave it a year to come on the market.
In January 2013, this 4+1 bedroom, 5 bathroom house on a 35.58 x 107 footl lot at 71 Balmoral Avenue at Yonge and St. Clair was listed at $3,995,000.
I said $3.5 tops.
It never sold and, in August, the price was dropped to $3,695,000 which was still too high.
A couple weeks later, this 4+1 bedroom, 6 bathroom house on at 170 Alexander Boulevard in Lytton Park was listed at $4,395,000...
This house at Yonge and St. Clair is still on the market and as of a couple days ago, the price has been dropped...
To $3,496,000.
