114 Ivy Avenue - GREENWOOD-COXWELL

If this house looks familiar, it's because it is the attached neighbour to the semi at 112 Ivy Avenue in the Greenwood-Coxwell area that I posted in June.

Both are flips, and if you compare the interiors, you would think they were done by the same developer.

There are MANY similarities between the 2 houses.  The windows are extremely similar, the ovens are practically the same (but they aren't), the staging is kind of the same, the kitchens are similar (but though I prefer this kitchen, I wish it was a fixed island here rather than the floating island), the fridges are in the same kind of inconvenient spot in the kitchen layout, the bathrooms have a similar feel, the back of each house has been painted black.....

But these 2 houses were not done by the same developer.

112 Ivy Avenue was done by a company called ModernKind.

This house was done by, Matthew Kosoy, the same developer that owned and developed the church conversion lofts at 314 Palmerson Boulevard that sold for $3,470,000 and was featured in the

January 2014 issue of Canadian House and Home...

Which is why I was surprised that the floors were so dark.  I would have thought they would have gone with white oak.  Maybe not so natural as the neighbour but maybe greyish like the Palmerston house...

But I like the colour.

I just don't love those lighter coloured floor vents, but that is an easy-ish change.

This is a 3+1 bedroom, 2 bathroom house on a 17.5 x 112 foot lot.

The neighbour at 112 Ivy Avenue was listed at $899,900.

It sold for $912,000.

This house is listed $900 less at $899,000.

Though the two houses are VERY similar, there is something about this that I like a little more, though I did really like the doors on the second floor at 112 Ivy.

Maybe it's the way they laid out the furniture, or maybe it's the lack of a bulky front hall closet (is this a good thing or a bad thing?), but this place just feels bigger.

Plus, it has built in closets instead of wardrobes.

Basically, if you liked 112 Ivy and lost out but want in the neighbourhood with a similar look, this is a great option.

And even though it doesn't look like they dugout the basement,  and even though I love both houses, I think this place will sell for more.  

Not a LOT more...

But maybe somewhere around $923,000.
