139 Three Valleys Drive- DONALDA

This is a 4+1 bedroom, 3 bathroom house on a 36 x 131 foot ravine lot.

It is on a beautiful street in a good neighbourhood.

Here is what it looked like in April 2012 when it was listed for $549,800...

It has since had an addition and a complete renovation.

And I like it.  

I am not crazy about some of the colours, but that is an easy fix.  There is a lack of closet thing happening, but if you are good with IKEA wardrobes, that isn't a problem.

I don't really get the office waiting room carpet in the living room either.

And why is the fridge (or is that the freezer) in the middle of the dining area?

And laminate floor in the kitchen!?!  Why not carry the wood all the way through?

But 4 bedrooms on a ravine lot?

For $788,800!?!

What's the catch?

Well, the neighbourhood is still seeing transformation.  There are a lot of these mid-century houses that are being torn down and being converted into this...

That are being preserved and updated.

That house eventually sold for $1,258,000 in November 2012.

This house is smaller, is on a smaller lot, and is a semi.

And there are quirks.

But $788,800!?!

I don't think so.

Considering that several readers had emailed this listing to me (thanks!) even before it was on MLS (and no, they are not the owners or the builder, just interested neighbours)...

I would say this was going over $1 million.

Actually, my first thought before I realized it was a semi was $1,249,000.

Problem is that fridge placement.  And it's a semi....

And the laminate kitchen floors (wtf!?!).

But it is still going over.

I'm thinking closer to $989,000.
