32 Bayfield Crescent - PLAYTER ESTATES

A year and a half ago, I posted a 4 bedroom, 3 bathroom house on a 35 x 110 foot lot at 32 Playter Boulevard in Playter Estates.

It was a good house but could use some work.

It sold for $1,305,000.

This house is located around the corner.

It is a 4+1 bedroom, 4 bathroom house on a 30 x 100 foot lot that has apparently been renovated 'from studs'.  But only the first floor has new floors.

I like what they have done, and I like the style.  And I like the style of the kitchen.  It's just that I don't love it.  The colour is kind of a Silly Puddy colour like the outside of the house which I am not crazy about.  The lights in the kitchen are not what I expected after seeing the light in the front hall.  Plus, the kick plate to the left of the stove seems to be coming apart already.

The second floor layout is a bit odd as well.  The master doesn't have a bathroom but another room has a toilet and sink it what was presumably a closet in the past.  And for 4 bedrooms there is only one shower?  That's a problem.  Oh, and the PVC pipes in the powder room?

The basement has an apartment which is beneficial.  But at this price point?

This house is listed at $1,526,000.

The house at 1 Hurndale Avenue that looked into the back of the stores on the Danforth just sold for $1,561,000.  It was probably about the same size and it actually had a deck, but the lot was smaller and there was no parking.

And this house has room to add a large family room addition.

There are quirks (a lot) but it is a good house.  

This house will probably sell for around $1,645,000.  Maybe a little less.  They will need that extra money to fix the front steps.  

Then again....peopccle will pay a LOT to be in this neighbourhood.

P.S.  Why is there a painting of Django Leonardo DiCaprio on their living room wall?
