This is a 4 bedroom, 4 bathroom semi on a 25.48 x 120 foot lot at 85 Macpherson Avenue.

It is located a few doors down from the semi I posted yesterday at 93 Macpherson Avenue.

Though both are the same sized lot, there was something about that house that felt bigger than this house.  It felt wider because there wasn't much of a foyer as the wall to the living room had been knocked out for an open concept in the living room and dining room.

And there was a 2 storey extension in the back allowing for a HUGE master bedroom (at least it looked huge in the pictures) and a good sized family room.

But the house was quite traditional.  And if you are looking in this neighbourhood for something not so traditional, then that place needed work.

This house, on the other hand, is a non-traditional house that is completely done.  

And it was done by Superkül, the company behind the houses at 14 Astley Avenue in Rosedale and 41 Boswell Avenue in Yorkville.

The front entry has exposed brick which I don't always love, but I like it in this space.

As for the space itself, there isn't a lot of it in the living room.  That built in and fireplace take up a lot of room, and if you aren't in love with it, that would probably get frustrating.

The dining room is large and I like the kitchen layout.  I just don't love the practicality of the stainless steel island.  Unless you are into cleaning up fingerprints, that too could get frustrating.  There also isn't a lot of space for a first floor family room.

But overall, it's a great house for a professional young family!

When I first saw it, I thought that considering that the house down the street sold for $2,430,000, that the asking for this house at $2,275,000 was low.

My first thought was that this could go up to $2,450,000 because it was done and done in a style a lot of people might be looking for in this neighbourhood.

Then I realized it was really only 3+1 bedrooms instead of 4, there was no finished basement, and the backyard was pea gravel (aaarghhhh!).  And the living room was kind of small (though I suppose you could switch the dining room and living room and use that built-in as a sidetable).

And if you are tall that third floor dresser situation could be a problem under the slanted roof.

So, though I first thought it would go way over ask, I actually think this house is a little overpriced.

And though 3 weeks ago I would have thought this would be more of a $1,995,000 house, I think someone is going to love it.   Just not for $2.45.

I think this house will sell closer to $2,135,000.....maybe $2,189,000.

It's that basement and 3 bedroom situation.

P.S.  Love the wood on the interior windows!

UPDATE:

 As you can tell from my write up about this house, I am kind of all over the place with it.  And all day, it has been bugging me.

This house is done, and done in a style a lot of people will be after.  It's on a high demand street where houses like this don't come up for sale very often, and if they do, they need work.  It's south facing, it has lots of parking.  There is already a washroom in the basement, so would it really be that much to fix it up? 

And really, if my budget was low to mid $2s, am I buying this house or the one at 93 Summerhill?  

For me, it's this house hands down.  I love it, space quirks and all.  Seriously, that kitchen has seen some good parties!

And there are going to be others who love it as well and who will want to bid on it.

So logically, this can't sell under ask.

This house will have multiple offers so I'm sticking with my first guess which is usually the right one.

I think this place is selling for north of $2.4.

Maybe even my first guess of $2,450,000.

Especially if they throw in that matte black KitchenAid mixer!
