PRICE DROP - 74 Elm Avenue - ROSEDALE
This 4+1 bedroom, 6 bathroom house on a 34.5 x 124 foot lot at 74 Elm Avenue South Rosedale has been listed since October.
It is a flip that used to look like this...
It was a 3 bedroom, 3 bathroom house that could have used some work but was if good shape. It sold for $1,550,000.
When I first posted the flip, it was listed as 3+1 bedrooms. The house might be all new with a huge wall of glass at the back, but $2,900,000 for a 3 bedroom!?!
It didn't sell and a month later, the price was dropped, and there was another bedroom on the listing. The new price was $2,825,000.
In March, the price was dropped again and a +1 bedroom was also added! The new price was $2,795,000.
I thought the price was still too high, but if it really was a 4+1 bedroom, then it was closer to a $2,550,000 house....maybe even $2,650,000.
Regardless of the pea gravel.
