113 Cottingham Street - SUMMERHILL

This is a 4+1 bedroom, 4* bathroom semi on an 18.17 x 100 foot lot at 113 Cottingham Street in Summerhill.

The first thing I thought of when I saw the interior pictures were of the 3+1 bedroom, 2 bathroom semi on an 18.25 x 138 foot lot at 52 Birch Avenue.  

They are located one street away and from the inside are VERY similar in look and style.  But I prefer the look of this house even if I would prefer a family room at the back instead of the kitchen table.  Not to mention, the first floor of this house feels bigger and newer.  

The lot depth of this house is shorter, but it is south facing and has parking.  One downside of the south facing lot here is the proximity to the train, but with potentionally newer windows in the bedrooms, that wouldn't be a big issue.

Not to mention, the house at 52 Birch did not have parking and it only had 3 bedrooms (with potential to build out the third floor for more).  Plus, it only had 2 bedrooms.

It was listed at $1,300,000.

I thought that house could sell for $1,425,000 and, once there was a third floor extension and addition of another bedroom and bathroom, it could easily sell for $1,725,000, even without parking.

It sold for $1,540,000 pre-addition.

This house is listed at $1,795,000.

When you consider what the cost of a third floor extension at Birch would be to get what this house already has (an extra bedroom and bathroom) on top of what that house sold for...

As crazy as it sounds, this price makes sense.

And in this neighbourhood, with this house being located so close to a park, I would trade a house with parking that is a little closer to the train over a bigger yard any day.
