32 Crescent Road - ROSEDALE

I don't get it.

Someone paid $3.8 million for the 5+1 bedroom, 6 bathroom house on a 38 x 145 foot lot with front pad parking at 110 Park Road in South Rosedale that was pretty new build-y that didn't have a formal dining room (unless you moved the dining back to the front hall)..

And this 4+1 bedroom, 4 bathroom house on a 49 x 135 foot lot had to drop it's price?

Sure, the lot isn't as great and it is is only 4 bedrooms, but that first floor is amazing.

It looks like a new reno and that they didn't quite get to the bathrooms upstairs...

But it's still a great house.

It's a little weird that there is no flow between the living room and dining room, and the different floor colours upstairs and downstairs kind of drives me crazy (especially since that might be new wood as this house is all radiant heat)....

But this is a lot of house and it is in a great location (if you want to be close to Yonge).

It was first listed at the beginning of June for $3,750,000.

It hasn't sold and the price was just dropped...

To $3,499,000.

If the house at 106 Crescent Road in an arguably worse location that only had one parking spot versus this house's garage and 6 parking spots sold for $3,042,235...

This house is at LEAST worth 10% more.

This house will sell soon, but probably closer to $3,425,000.  

It's that backyard.  

If it didn't look like that is where the 6 parking spots were, I think this place could have sold for $3,650,000.
