47 Melbourne Avenue - PARKDALE

This is a lot of house.

Currently, it is a 4 bedroom, 5 bathroom duplex on a 30 x 110 foot corner lot with 2 parking spots.  And though the house is still pretty creepy, they have done a good job cleaning it up to sell.

And yes, those are 2 dudes sitting on the front porch beside that 'Beware of Dog' sign (or something similar)...

So, yeah, not exactly super family friendly.

But regardless, this is a beautiful street.  It has a ton of potential.  And so does this house.

There isn't really a backyard as it seems to be all garage, but with a fence or taller hedge, this could be a large side yard.

 There is something about this house that reminds me of the houst at 42 Westmoreland Avenue in Dovercourt Park that was definitely in better shape but also needed work.

After a bunch of price changes, up and down, that house finally sold for $721,000.  And then it was featured on Sarah Richardson's recent show 'Real Potential'.

This house is much larger, it has parking, and it could be a huge family home or a really nice duplex.

It is listed at $889,000.

This house probably needs new almost everything.  Could it be a $1,500,000 house once done?

If the semi down the street at 11 Melbourne Avenue could sell for $1,008,000....then definitely.

This house could be amazing.  It's just a matter of whether you are up for the work.  And there will be someone who is up for it.

I think this house will sell fast...and closer to $960,000 (assuming that what looks like a slanted bathtub isn't a sign of structural issues).
