120 Bellwoods Avenue - TRINITY-BELLWOODS (UPDATE)
This is a 3 bedroom, 2 bathroom house on a 19 x 67.5 foot 'leafy' lot at 120 Bellwoods Avenue in Trinity-Bellwoods.
I love the 'leafiness' at the front, but the back looks over grown with tons of ivy all over the house. That is making my skin crawl just looking at it. But though ivy is a total hassle to get rid of, it can be removed.
Inside, I really like the house.
It looks like some recent work was done to it and though what was done won't be for everyone, I like it.
I like the lockers at the front door. I like the simple fireplace in the living room with the wall shelf. Though I don't like the microwave above the stove or those cupboards (I think open shelves would have looked great), I do like the kitchen that looks like it might be IKEA. The windows are great. And there is a hammock frame on the roof!
Unfortunately, there are no photos of the washrooms (not usually a good sign) and the lot is really small.
But this is located in a high demand location.
The asking price is $889,000.
Considering that the HGTV's Income Property flipped by Scott McGillivray...
Row house at 34 1/2 Bellwoods recently sold for $755,000 (according to a reader) at the beginning of the month...
Is this so crazy?
I don't think so. Someone is going to love it. And if the bathrooms are similar to the rest of the house (which I am assuming they are even without photos), I am thinking this will sell slightly over asking.
Perhaps closer to $920,000...maybe a little higher
I think this backyard home office might seal the deal.
UPDATE: Thanks to J for pointing out there are in fact photos of the washrooms...and the finished basement...plus photos of the other bedrooms.
