6 Munro Park Avenue - BEACHES
This is a 4 bedroom, 4 bathroom house with 4 parking spots on a 50 x 119.5 foot lot in the Beaches.
The reader who sent this listing in titled their email....
'Vastly overpriced house in the Beaches!'
When I first saw the house, the first place I thought of was the house at 119 Scarborough Road...
But that house was smaller and sold for $1,200,000.
I also thought of the house at 238 Kenilworth Avenue...
It had more bedrooms and was also a little smaller.
And when I saw the backyard of this house...
The first thing I thought of was the house at 111 Spruce Hill Road...
That had this backyard...
That house was listed at $2,599,000.
It sold for $2,665,000.
So, considering that this house is right near the beach and the lake, and that it is slightly larger, I would think that the price of this house would be more than Spruce Hill (ever though I prefer the look of that house)...
And considering that it is located closer to the lake than the house at 44 Munro Park Road that was great as it was but would probably see a big reno and sold for $1,500,000...
I thought this place would probably be listed around $3.2.
I was wrong.
The asking price for this house is $4,295,000.
So, what was my reaction to the suggestion that this was overpriced?
