AND IT WENT FOR - 17 Ottawa Street - SUMMERHILL

Well...that was fast.

Two days.

That is how long this 3 bedroom, 2 bathroom semi on an 18.5 x 85 foot lot at 17 Ottawa Street was on the market for.

It was a good house, but other than some minor changes in the bathrooms (like a little tile and a vanity), as well as a few built-ins (possibly IKEA)...

Not a lot has changed in this house since it was listed in September 2011 when it sold for $1,070,000.

Two and half years later, and this house was on the market again...

For $1,295,000.

It's a great house with terrific front steps...

And great tile in the front hall and kitchen.

But even though it is in Summerhill which is kind of crazy right now, and though I thought this would sell fast, I did not think it would sell this fast.  And I didn't think this would go over.

This house was listed at 21% higher than it sold for two and a half years ago.

I guess I should have done the math better since it has been 2 and half years since it was last listed.  If the market has been going up at 10% per year, my prediction should have been closer to $1,370,000.

But that would have still been too low.

This house just sold for $1,400,000.

Or 31% higher than the last sale (I guess it has been closer to 3 years...).

Or that is just too much math?

Must have just been that Pellegrino that I missed.
