57 Highland Avenue - ROSEDALE

This is a 5 bedroom, 7 bathroom house on a 60.12 x 208.5 foot lot in North Rosedale.

I am not certain, but I am guessing that this house was done by the same person that did the house at 106 Crescent Road in South Rosedale that I first posted in July 2012.

There are so many similarities from the front door posts, to the paint colours, to the mix of wood furniture, to the chairs with the same fabric...

There is also a lot about this house that is reminding me of the house at 2 Castle Frank also in South Rosedale.

Maybe it was the horse sculptures...

That reminded me a lot of the house at 25 Maclennan Avenue in North Rosedale...

But I am starting to think there are a LOT of similarities between all these houses.

With Castle Frank and Maclennan, that similarity is that Castle Frank was apparently designed by Lloyd Ralphs Design...

And Maclennan is owned by Michelle Lloyd.

So, it looks like they could all be done by the same designer, unless a reader was right about 106 Crescent that it was done by Michael Angus (he does like busts and there are a lot of busts in this house)...

But one thing is for certain...

None of these houses were shy about using IKEA...

Maclennan (the rugs)

And this house (the print)....

But of all these houses, even 2 Castle Frank that sold ABOVE asking for $6.6 million...

This house is by far listed the highest.

It's not necessarily bigger than Castle Frank, and the lot is arguably not as good (this pool gets a LOT of shade and that garage isn't exactly convenient), but this house does have a lot going for it.

I think the location is better, the brick isn't painted, the deck is great, and though the house is fancy-ish, it feels like it has had a lot of parties.

Only thing is...

I am not sure there are going to be a lot of people loving that glass stair rail.

And I am not sure it is large enough for the price.

This house is currently listed at $8,395,000.

It's been sitting for a while.

There will be a price drop (or 3).
