SOLD - 215 Bain Avenue - RIVERDALE
This is a 3 bedroom (really 2), 2 bathroom row house on a 14.58 x 115 foot lot at 215 Bain Avenue in Riverdale.
As you can see from the photo of it in the June 2012 post of the neighbour at 217 Bain Avenue...
They have painted the front, redone the porch, added new windows and siding on the second floor, and redone the roof.
According to the listing, it was redone 'top to bottom'.
Though I don't love (at ALL!) the tile in the kitchen, the floor isn't my favourite, and though that bathroom is nice and big with a separate bathtub and shower, it cuts into what they are calling the third bedroom....
They did a good job.
Does the master bedroom have closets? I don't see any.
The basement is good with an entrance at the front and the back, but no kitchen for an income unit. The backyard is nice and there is parking for 3 cars.
It was listed at $899,900.
Even though this house has one less bedroom and bathroom than 217 Bain, it is 'newer'.
So I guess they are comparable, and considering that 217 Bain sold for $840,000 two years ago...*
This house should have sold at $1,008,000 if you count the 10% yearly price increase...
It sold...
For $1,108,000.
Okay, to be fair...
The price isn't so far off.
Except it is only 2 bedrooms.
*Thanks to the commentor below for pointing out that I had predicted the neighbour at 217 Bain to sell for $840,000.
It actually sold for $900,000.
Which makes it only a $28,000 difference.
This is actually only a $19,000 difference.
