176 Crescent Road - ROSEDALE
This house has been listed for a month.
It's a beautiful old 6 bedroom, 6 bathroom house on a 195..25 x 117.6 foot lot in South Rosedale.
And last week, it was featured in the New York Times.
My thoughts on the 'article'?

Okay...the photos are pretty great...
And it was interesting to hear from the owner who bought the house in 2000 and renovated it back to a family home after being owned by a charity...
Kind of like what happened to the house a few streets south at 50 Elm Road...
That was a rooming house.
The house at 50 Elm sold in 1996 for $810,000. In February 2012, it sold for $4,995,000. So, I am guessing that house is the benchmark for the pricing of this house.
This house is listed at $5,195,000.
It's beautiful. It's renovated within the last 15 years. It's a huge, beautiful house...
I just don't see this as a $5.2 million house...at all.
For the neighbourhood, the location kind of sucks.
Sure, it's across the street from the house at 175 Crescent Road...
That needed work and sold for $3,075,000 in June 2012.
But that house is kind of sheltered from the traffic on this street and it has a huge backyard.
This house is at the end of a very busy street (though it doesn't look like it in this photo)...
And the backyard is a side yard that is also right on this busy street...
Sooo....
If your budget is $5.2 million, are you buying a 15 year old renovation on a busy street with a side yard that is really boring and has...
PAVERS!?!?!

No.
You are buying a house like the one across the street at 181 Crescent Road that sat on the market at around$3.3 to finally sell somewhere close to $3.1 (the bus stop probably didn't help)...
Or the house at 131 South Drive that was listed at $1,950,000 and sold for $2,080,000 in October 2012...
And you are putting another million or 2 in and ending up with your perfect house.
So...we will see a price drop.
Unless that NYT 'article' was successful in getting a foreign buyer to buy at any price just because this is South Rosedale.
