Yesterday, a reader sent in this 4 bedroom, 5 bathroom detached house on a 24 x 119.58 foot lot at 308 Wellesley Street East in Cabbagetown saying that he loved it.
Me? I am on the fence.
On the one hand, it's huge. It has amazing ceiling height, it's bright, there are 2 fireplaces, it's detached, and there is parking for 3 cars.
On the other hand, the layout is kind of odd. The floors feel a little dated though this house seems to have been renovated recently, the kitchen uppers don't make sense to me (would prefer no uppers at all), there are baseboard heaters and rads everywhere even though the heat source is listed as forced air, the backyard is tiny, the basement isn't finished other than a laundry room, and it is located really close to Parliament.
I suppose you could change the floor plan on the main floor to make it more traditional with the living room at the front. The kitchen uppers could always be taken off and replaced with one open shelf along the top of the backsplash.
The backyard could be made larger if you don't need 3 parking spots.
And all the rooms are a good size if you need 3 bedrooms with perhaps a master on the third floor (assuming there is a bathroom).
But $1,995,000!?!
That seems HIGH to me.
