371 Parkside Drive - HIGH PARK/RONCESVALLES
This is a 5 bedroom, 2 bathroom house on a 40 x 122 foot lot at 371 Parkside Drive.
It is down the street from the house at 491 Parkside Drive that I just posted.
And they both sit on a 40 foot lot. This lot is shorter and it doesn't have the garage that 491 had, but it was falling apart, kind of like the house.
Which will probably be made into 2 semis or one massive house overlooking the park.
This house is a good house as it is. Sure, it is basically gutted already, most likely from general disgustingness...
But the bones are great.
This house could be a really great house.
The probable teardown at 491 Parkside was listed at $989,000. I can't remember the exact sale price, but I think it was somewhere around $1.3.
This house is listed at $859,000.
With a good gut (leaving a fireplace or 2), this place could be as good looking as the neighbour...
That is worth a lot more than $1,350,000, assuming it looks good on the inside as well.
This house that is already partially gutted and ready to go could be great, top to bottom, for about $450,000...more if you want to go fancy.
The street isn't exactly family friendly, but the neighbourhood is and the view of the park is pretty amazing.
And I am guessing that it won't need as much work as the house at 171 Indian Road...
That sold for $1,243,000 that looks like this now...

So...this house is underpriced and is going to sell over ask...
You know...kind of like that other park side house at 1 Fenwick Avenue in Riverdale that was also ridiculously underpriced...
