73 Regal Road - REGAL HEIGHTS
This is a 4+1 bedroom, 5 bathroom house on a 52.25 x 107.71 foot lot at 73 Regal Road.
It's a beautiful street with friendly neighbours...
Okay...some friendly neighbours...
And the houses on the south side of the street have amazing views of the west side of the city (and a few rooftops)...
But though this is a really good house with a great master suite, I am a little confused by the choice of the first floor layout.
Why is there a door at the other side of the house from the garage?
So, you park on the left side of the house and you have to walk around the front and to the other side to get in if you aren't using the tiny front door 'vestibule' that goes through the living room!?!
That doesn't make sense. A door from the garage to the basement, or an outside door with steps down to the basement would have made a lot more sense.
It drives me crazy when hardwood becomes tile in an open concept space...
And I am not loving some of the tile colour choices...
But when you consider that this house was done by Warren Hoffman, the same designer that designed Peter Munk's house at 24 Old Forest Hill Road (aka 26 Old Forest Hill Road and is still on the market) that has a front hall that looks like this...
The colours kind of make sense.
This is what the house looked like when it was listed in November 2012 when it was listed at $999,000...
Two years later, in mid-November, this house was listed again for $2,975,000.
The view is terrific, and for the most part, it's a great house, minus the odd first floor layout, some tile...
And this railing (I'm assuming it is temporary)...
Clearly that side door leads to the backyard, but why isn't it fenced off from the street unless it was intended as an entrance from the garage...on the other side of the house?
Without a door (other than that tiny front door vestibule) that is located near the garage, it could be a deal breaker for many.
So... $3 million?
Even with that view, I don't think it's going to happen.
