104 Moore Avenue - MOORE PARK
This is a 4 bedroom, 4 bathroom semi on a 26.25 x 144 foot lot at 104 Moore Avenue in Moore Park.
If it looks familiar, it's because it is located 2 doors down from the house at 98 Moore Avenue...
That had a renovated first floor, basement, and exterior that was done by the Cornish Flippers, aka Lionfish Developments (apparently they have now completed the second and third floors as well with matching floors throughout!).
This house was 'extensively renovated/rebuilt in 2006'. It has a new furnace, roof, driveway. The kitchen was done in 2010...
Basically, it's a good move right in house.
But I would say it's more of a 3 bedroom house (or 3+1). The bedroom on the second floor is more of an office which is how it is being used right now, but I suppose it could be a good nursery. And the whole second floor is pretty much all 'master suite'.
The bedrooms on the third floor are a good size and there is a bathroom (but no photo). But there are no bedroom closets.
Speaking of closets, there is also no closet at the front door, just a bathroom. But there is a small closet near the kitchen and a 'mudroom' at the bottom of the basement stairs.
The neighbour at 98 Moore Avenue was listed a year ago for $1,549,000. I thought it could sell for $1,635,000. It sold for $1,549,000.
This house that is a little more up-to-date throughout, but kind of has one less bedroom (and I am not loving the white eaves) is listed at $1,650,000.
Which is less than an 8% increase over one year from the sold price of 98 Moore. So, my guess is they are looking for several offers.
And I think they will get it. This is a good house in a good family neighbourhood.
I think this house will go for $1,730,000...unless the windows need updating.
