AND IT WENT FOR - 65 Alcorn Avenue - SUMMERHILL

In mid-January, I posted this 2+1 bedroom, 3 bathroom semi on a 17.17 x 78.75 foot lot at 65 Alcorn Avenue in Summerhill.

It had last been listed in May 2013 for $899,000.  According to a neighbour, it sold for $849,000.

So, the listing just 17 months later at $1,149,000, with no changes made to the house that I am aware of, was kind of ridiculous.

But I did think it could sell close to $1,000,000.

It didn't sell and, in the meantime, a similar sized house at 114 Shaftesbury Avenue was listed at $999,000 and sold in 1 day for $1,000,000.

So, it wasn't a surprise when this house had a price drop to $1,099,000.

I thought it might need another drop.

Instead, they just took a lower price.

This house just sold...

For $1,050,000.

Or a 24% increase in a year and a half.
