102 Eaton Avenue - DANFORTH/GREEKTOWN

This is a 3 bedroom, 4 bathroom detached house on a 16.75 x 124.50 foot lot just north of the Danforth on 102 Eaton Avenue.

And I like what they have done.

Something about it reminds me of the 3 bedroom, 3 bathroom row house just on the other side of Pape at 98 Gough Avenue...

Though I liked Gough a little more, I do like this as well.  

This house is bright.  I like the floors.  The kitchen works well. And there is the large family room with huge windows.

And I really like the iron posts on the stairs.

The bedrooms are a good size (that third one might be a little small), and there is an ensuite in the master.  Plus, the basement is finished with another bathroom.

I'm just not so crazy about the small living room with the front door taking up half the space...

Or the small dining room.

Also, the front porch isn't amazing, but I could overlook that.  The backyard could use some more grass, but maybe that has something to do with the weather...

And thankfully, the purple staging isn't staying.

This is a move-in ready detached house in a good neighbourhood.  

It is listed at $1,299,000.

The house at 98 Gough was listed at $989,000 a year ago and sold for $1,275,000.

Though this house doesn't have that rooftop deck which I think was a big selling feature at Gough, that house was a row house and this is detached.

Thing is, there is no parking.

That might be a problem.

But overall, it's a really good house.

I just don't think it will sell for ask.  I'm thinking somewhere around $1,225,000...maybe a little less.

$1,250,000 if the parking isn't an issue.

Then again, it does have that backyard party room (it just needs a little insulation).
