21 Salisbury Avenue - CABBAGETOWN
This 3 bedroom, 2 bathroom row house on a 14.67 x 88 foot lot at 21 Salisbury Avenue in Cabbagetown.
It's located down the street from the house at 50 Salisbury Avenue that I posted in May 2012, didn't sell so they replaced their whole kitchen (wtf)...
And then finally sold it in October 2012 for $890,000.
Unlike that house, this house is an open concept first floor. It feels bigger and brighter, and though the kitchen isn't my favourite, it is totally workable. Perhaps to update it, they could replace the counter and backsplash with a white marble and the floors with a grey tile or something.
There rest of the house is good. Like the kitchen, I would want to replace the bathroom tile and countertop, but it isn't necessary.
It's a move-right-in house.
The asking price is...
$889,900.
So, if the house that needed to replace the whole kitchen (I still don't get why they did that!) sold for just under that more than 2 years ago...
With compounded interest, that would mean this place should sell for $1,129,462.
Though I don't think it is selling that high as it is a row house versus a semi...
I do think it will sell closer to $1.070.000...maybe a little less.
