This is a 4+1 bedroom, 4 bathroom semi on a 20.25 x 83 foot lot at 77 Dearbourne Avenue in Riverdale.

So, like the house at 829 Manning Avenue....

Very Blair Witch.

According to this Globe and Mail article from February 2014, this house had been in the same family for decades when they decided to rent it out for years before selling.  My guess is that the interior looked a lot like Manning so they gutted the place to show it.  

But in this video where you can walk through the house, the agent from February 2014 explains that the old owners were going to renovated to sell, but decided against it. 

The gutted house was listed at $689,000.  It sold for $760,000.

It has now been flipped apparently by a company called Urban BluePrint Developments...

And if you don't want an income suite, the basement set up isn't great (and what's with that baseboard heating!?!).

But overall, this is a really good flip.

The asking price is $1,298,000.

This house has no parking, but it's a good street with lots of bedrooms, and income potential.  The stairs were moved so that there is a front door closet.  

Overall, this house offers a lot in a neighbourhood where people will pay $1,051,313 for a gutter...

I don't see this sitting for long (if it hasn't sold already).  

I think this house could sell closer to $1,425.000...if that parking isn't an issue.

P.S. For the reader that loves the Audrey Hepburn accents in staged houses...

UPDATE:  thanks to the commentor below for pointing out that this house was listed at the end of March for $1,375,000 and did not sell...

So, it probably won't be going for $1,425,000.

What am I missing?  

Is that only a queen sized bed in the master...
