AND IT WENT FOR - 68 Pricefield Road - ROSEDALE

Last week, I posted this 4 bedroom, 3 bathroom semi on a 26.33 x 115.41 foot lot at 68 Pricefield Road in South Rosedale.

It was a move-in-ready house in a great location with parking.

And it was attached to the semi at 66 Pricefield Road that I didn't like as much and sold for $1,625,000 almost 2 years ago.

This house was listed at $1,799,000.

It could use work, and like the neighbour, the basement wasn't finished.  

But if  you were to consider it equal to the neighbour, according to a compound interest calculator at an increase of 10% per year...

This house would sell for $1,893,000.  I thought it might even go up to $1,925,000.

It sold...

For $1,870,000.

So....that makes it a 9.3% annual increase.
