727 Sammon Avenue - EAST YORK
This is a 2+2 bedroom, 2 bathroom bungalow on a 21.75 x 114.95 foot lot with a garage at 727 Sammon Avenue in East York.
And the second I saw this photo...
I thought of the 2+2 bedroom, 3 bathroom bungalow a couple of streets over at 189 Woodmount Avenue...
The house that had an exterior that I wasn't so crazy about, but an interior that I thought was a great idea with a layout that could be a family home or 2 separate units.
And when I took a closer look, I realized that this house had the same chairs...
As the Woodmount house...
It has the basically the same stove and vent...
As the Woodmount house...
The same couch...
As the woodmount house...
And the same artwork...
As the Woodmount house...
So, I was thinking it was done by the same builder.
But the builder for Woodmount was Jeff Reed of Distinct Properties.
And according to this video...
This house was done by Ahren Cadieux of New Republic Design house (can't find a website) and by architect, Will Hudson of Hudson Architecture.
And this guy who did this house...
Is not this guy who did Woodmount...
So, perhaps the furniture just belongs to the agent who happens to be the same agent for both properties.
But it's weird that 2 such similar properties done by apparently 2 different people have such similar layouts and the same agent...
The Woodmount house was listed at $649,900. It sold for $800,000.
This house is listed at $699,000.
I suppose the price is higher because it has a garage.
But even without the garage, I prefer this house to the Woodmount house. The basement kitchen isn't as nice and there is one less washroom, but I prefer this layout (though I would prefer it if it were flipped so the kitchen was at the back). And I definitely prefer the look of the house from the front.
Actually, I think I am more into the whole thing in general. I just can't get into that fauz brick wall (I would have to paint that white).
Here is what this house used to look like in August when it was listed for $479,900...
