AND IT WENT FOR - 66 Spruce Hill Road - BEACHES

Yesterday, I posted this 3+1 bedroom, 4 bathroom semi on a 25 x 127 foot lot at 66 Spruce Hill Road in the Beaches.

It was a flip done by ModernKind Inc. who were also the flippers behind 112 Ivy Avenue in Greenwood-Coxwell...

And 641 Logan Avenue in Riverdale...

Though I really liked both of those flips, this one was my favourite.

I love it all...

Everything but the kitchen sink.  I wasn't into the placement of the sink, but with everything else, it was by no means a deal breaker.

This house was listed at $1,499,900.

I thought it could sell for $1,725,000....if it weren't for the sink placement.  

With that sink placement, I thought it would sell closer to $1,650,000.

Turns out it had already sold...

For $1.66 million.
