641 Logan Avenue - RIVERDALE
This house is a 4 bedroom, 3 bathroom house on a 19.25 x 88 foot lot with one lane parking spot.
It was designed by ModernKind, the same company behind the Greenwood-Coxwell house at 112 Ivy Avenue.
There is a very similar feel to the 4 bedroom, 4 bathroom house on a 27.08 x 96 foot lot with one car parking at 54 Dupont Street in the Dupont/Daveport area that I posted earlier today.
And I am having a hard time deciding which I like better.
The Dupont house is larger, but the master is on the third floor (which I don't love) and it is open to downstairs. Plus, it overlooks the train tracks which isn't amazing, not to mention the location is on a busy street.
But it is a good house (although one reader feels that the stove is just trying too hard!)
Though this house is smaller (and really only 3 bedrooms as there is no bathroom on the second floor for that 'bedroom' which is really an office), it seems more practical for a family.
There is the family room on the first floor that of reminds me a LOT of the church conversion home at 314 Palmerston Boulevard in Palmerston (that happened to be owned by the person who flipped 114 Ivy right beside ModernKind's other flip at 112 Ivy).

Though I think I like it more than the Dupont street (I think)...
This house doesn't have a second bathroom on the second floor and there is no bathroom in the basement (bathrooms were an issue at Ivy too!). And I am not sure about the exposure to the street through the bathroom glass and then that massive window.
But it is a good house that is done.
The Dupont house is listed at $1,795,000.
I think it could go up to $1,825,000 regardless of the trains.
This house is listed at $1,599,000.
I want to say that this house is going for $1,625,000, but considering the amount of people who sent this in (thanks!) and the fact that the house at 13 Bowden Street sold for $1,980,000 in October 2012...
I'm thinking closer to $1,725,000.
So....what's your vote?
