19 Maple Avenue - ROSEDALE (UPDATE)
This is a 6+1 bedroom, 5 bathroom house on a 32.75 x 115.50 foot lot at 19 Maple Avenue in South Rosedale.
It has been on the market for 2 weeks.
It's a great house, especially that third floor.
But the kitchen/dining room layout is a bit odd. I am not sure why the sink is where it is. It feels like it would have made more sense to put the sink and the dishwasher on the opposite wall and have the storage cubboards where the sink is.
And the two tables side by side in this house doesn't really make sense.
So, as it is, I would either make that back space the only eating area and put a family room where the dining table is...
Or redo the kitchen creating a layout similar to that of this main floor of Canadian House and Home Senior Editor, Sally Armstrong's house...
I like how the kitchen continues but it turns into media storage.
And with this pocket door between the dining room and kitchen...
You can still close off the kitchen with the option of having it open...
Upstairs, the master is large with a sitting area.
There is a good sized bedroom and an office. And upstairs...if you were a teenager, this would be amazing. There are 3 rooms up there, but 2 could be bedrooms with the larger one as a family room for the kids.
And it's bright.
But if you don't like the floor colour, it might be a bigger deal to deal with because it seems that the bannisters have been stained in the same colour. That could be tedious to change.
And the backyard seems to have been made smaller by what looks like is a garage for the neighbour who I am suspecting is a multiplex.
But when you consider that a house at 7 Playter Boulevard that is listed at $3,495,000...
This place at $2,595,000 seems like a deal.
Granted, the Playter Estates house is larger and it isn't a semi...and it is super overpriced.
But if the house across the street at 12 Maple Avenue...
Sold for $2,975,000 over a year and a half ago...
And if the smaller house at 95 South Drive...
Could sell for $2,411,000...
I'm thinking this will sell soon.
Maybe not quite at ask...
But probably close to $2,475,000...maybe a little more.
UPDATE: Thanks to the reader below for pointing out that this house has been listed since November 2014 when the asking price was $2,995,000...
Only to be relisted again in mid-May for $2,795,000...
With a price drop 2 weeks later to $2,595,000.
