I like this house.

There is something about it that reminds me of the 4+1 bedroom, 4 bathroom row house at 47 Olive Avenue in Seaton Village...

That was listed at $899,000 and sold for $1,101,000.

But this house is smaller.

The Olive house was on a 13.33 x 98 foot lot* and had a third floor master bedroom.

This house is on a 14 x 100 foot lot and has 3+1 bedrooms and 2 bathrooms on 2 floors plus the basement.  But both houses are put together really well.

Like Olive, this house has dark floors which I don't normally love because it can make a space feel dark which it kind of does here, but I like it in this house with the dark fireplace and bannister.  I don't love the groove-y planks though, but I can overlook that.

The kitchen is a good kitchen with a good layout and heated floors.  The back could be made a small family room if you didn't want the table (or the banguet).

Upstairs, like Olive, the rooms aren't huge but there is enough room for beds and dressers.

The bathroom is good.

The basement doesn't seem huge, but it's there with a bathroom.  The backyard deck is a good size.  And there is fake grass which means no mowing!

This house is listed at $799,000.

Considering the house around the corner at 79 Allen Avenue...

Sold for $750,000 a year ago...

I think this will probably sell closer to $865,000.

Maybe a little more.  There is a Kitchen Aid mixer...

 LOTS of Le Creuset...

Apples AND lemons in bowls....

And candy...

But then again, no Pellegrino.

So...$865,000.

Unless it's in the fridge.

* Edited to reflect correct lot size of 13.33 x 98, not 16.58 x 121.
