370 Berkeley Street - GARDEN DISTRICT
This is a 3 bedroom, 3 bathroom rowhouse with a 2 car garage on a 19.08 x 123 foot lot at 370 Berkeley Street.
It is located across the street from the 3 bedroom, 4 bathroom semi on the 22 x 145 foot lot with a 2 car garage at 387 Berkeley Street that I posted earlier today.
And both are great houses with a lot of similaties, except I prefer the style of the furniture in the house at 387 Berkeley.
And I also prefer the style of the furniture that was in this house when I first posted it in June 2013.
Not that the current furniture isn't good. It just feels dark to me with all the dark wood and black doors.
When I posted it 2 years ago, the asking price was $1,495,000.
I thought it would sell for $1,445,000.
It didn't sell and the price was dropped two months later to $1,469,000.
And though it clearly sold, I am not sure for how much, but I'm sticking with close to $1,445,000...maybe $1,435,000.
With no changes, it is now listed at $1,595,000...
Which is a 5% annual increase if this sold for $1,445,000 in 2013.
So, given the current market, not a bad price.
And considering the house across the street was listed at $1,587,000 and sold in 3 days for $1,701,000...
This could sell above asking.
Perhaps somewhere around $1,635,000...
Maybe more considering the houses on either side seem to be undergoing major renovations...
Plus, it does have a coffee machine in the master dressing room...
