40 Heydon Park Road - DOVERCOURT PARK
This is a 3 bedroom, 2 bathroom house on a 25 x 90 foot lot with 1 parking spot at 40 Heydon Park Road in Dovercourt Park.
It is located next door to basically the mirror image house that I posted 2 years ago at 42 Heydon Park Road.
That house had all new windows (at least for the most part), the kitchen was new (though I didn't like the uppers), there was a new bathroom upstairs, and the basement looked like it at least had a new carpet.
It was listed at $879,000.
This house that is basically the exact same, but more dated with taffeta wallpaper and a really old kitchen...
Is listed at $1,149,000.
Which seems like a lot when you consider that the neighbour at 42 Heydon Park did sell over asking at $910,000.
But it didn't have parking and that was 2 years ago.
If there was a 10% growth in the market for this neighbourhood (which might be a little high but that's what I'm going with)...
Then 42 Heydon Park would now be worth $1,100,000.
So...this house, with parking, being $50,000 more makes sense. Except the kitchen isn't done, the windows are old, and the bathroom that is not shown probably needs work as well, not to mention that this is right beside an apartment building.
And considering it didn't sell at what was probably the right listing price of $1,049,000 a week ago...
I think this price is going to be tough.
Unless all the staged guitars make this look like a $1.15 house to someone!
P.S. Why no photo of the wet bar in the basement!?!
