This is a 2+1 bedroom, 2 bathroom semi/row house on a 13.5 x 65.17 foot lot at 77 Walnut Avenue.

As the listing says, this house is...

A GATEWAY TO STANLEY PARK

Odd, but I suppose true as it is located right across the street from the south end of the park...

But that means it is also located across the street from the City Works and Emergency Services Lot...

Not the prettiest view.

But this house is all about the location regardless of the city lot.  And it is a good condo alternative that has been renovated so that it is move right in.

I just can't figure out the heating/cooling source.

In the kitchen there is a ductless unit at the back door...

And there is this old thermostat in the kitchen...

According to the listing, the source is...

Rinnai Direct-Vent Wall-Mounted Gas Furnace, Fujistu Ductless Mini Split Heat Pump, Portable A/C Unit.

Whic....leaves me still confused.

But I am pretty sure this place isn't heated from a hole in the ceiling above the fireplace like the house at 17 Rebecca Street in Trinity-Bellwoods...

That sold for $530,000 in 2013 (was that really the heat source!?!).

This house is located down the street from another 2 bedroom semi at 95 Walnut Avenue...

That was So Fresh and So Clean and was listed at $929,900 in October.

It sold for $917,500.

This house is listed at $779,900.

It is bigger than the Rebecca house but smaller than the house at 95 Walnut.

And the heating situation seems a bit odd.

But I still think this is going to sell over asking.  

Perhaps somewhere closer to $835,000.
