If this 6 bedroom, 3 bathroom semi on a 25 x 137 foot lot with a garage just north of College were fixed up properly...

This house could be...

It's large, it has great original features (some maybe a little too over the top), the basement looks like it has good height.

Basically, it's a large house with great bones.

It might be a little too close to College for many and some people might not like being across the street from the Kensington Garden and Hospice or on the east side of Bathurst...

But with the potential of this place, I don't think those are issues.

Especially with the price.

This house is listed at $1,195,000.

Sure, it will probably cost $500,000 or more to fix it up properly, top to bottom...

But when you consider that it is located just on the other side of Bathurst from the semi at 392 Markham Street in Palmerston...

That sold for $1,800,000 in March...

And one street over from the house at 119 Major Street...

That sold for $1,301,000 in July...

Then I think this is selling closer to $1,545,000...maybe more.
