31 Harcourt Avenue - RIVERDALE

This is a 5 bedroom, 4 bathroom house on a 30 x  120 foot lot with a private drive and a 2 car garage at 31 Harcourt Avenue in Riverdale.

When I first posted it in February 2012, it was a 4+1 bedroom, 4 bathroom house that needed some work.

It was fine.  It was just kind of rough around the edges.  The floors were a mix of old and new, the third floor was creepy...

And there wasn't a lot happening in the backyard...

Except a lot of pea gravel.

Well, it has been renovated top to bottom and I love it.  The kitchen is great with lots of storage.  I love the floors.

I like how they used the Cole & Son wallpaper in this house...

That is in the powder room of the Moore Park house at 83 Moore Park Avenue.

I would take all the furniture and I love that bed in the master bedroom...

They didn't get rid of the brown paint on the first floor of the exterior, but they did redo the backyard...

And if it looks familiar, it's because there was just a 3 page spread about the backyard in the September 2015 issue of Canadian House and Home...

So, this place was fully done.  Everything except the back of the garage...

And the brown paint on the brick on the first floor...

Before this house was renovated, when it was listed in February 2012, the asking price was $1,079,000.  I'm not sure what it sold for.

Three years later, after a full renovation, this house is now listed at...

 $1,549,000.

That's lower than I was expecting.

If this house sold for asking 3 years ago, this is an understandable price for the work done on the house...

But without knowing what it sold for, just from seeing the price as is...

I was thinking more like $1,685,000....maybe $1,725,000.
