When I saw the listing for this 3+1 bedroom, 4 bathroom row house on a 14.35 x 80 foot lot at 96 Major Street...

The first thing I noticed was that front porch...

This house is a smaller version of all of those houses and it is listed at $1,399,000.

They went really light on the floors this time...

And though I like light floors, I think these are too light for me.  Then again, I'm starting to get into darker floors again.

But of all their houses, I think my favourite floors are the ones at 37 Hilton...

And since it is wallpaper and kind of annoying to remove, or at least that is what I understand, that is something a buyer might consider.

But if you like that wallpaper and the lighting

 that comes with the house (which are all great)...

This is a move-in ready house with a good sized kitchen, lots of storage upstairs (not sure about the Julia Rothman room), and the basement is finished.

Sure, that family room off the kitchen is kind of claustrophobic looking (but you could make that the dining room and have more living room space at the front), it's a row house that is kind of narrow, and there is no parking...

And the fact that according to the Globe and Mail this place sold for $768,888 in March when it looked like this...

Which is a $630,112 increase from what they paid for it. And though this wasn't a cheap reno, there is no way it cost close to that much...

So, I'm not sure this place is selling at the $1,399,000 ask.

But considering that the neighbour across the street that looks like it needs a ton of work (but had 2 parking spots and was detached) at 117 Major Street...

Sold for $1,301,000...

At first I would think $1,275,000 (it is a row house with no parking)...

 But ultimately, I think it will sell closer to $1,325,000..maybe $1,345,000.

P.S.  Kind of wish the washer/dryer wasn't on full display...
