AND IT WENT FOR - 638 Euclid Avenue - PALMERSTON

This is a 3 bedroom, 4 bathroom semi on a 14.04 x 125 foot lot with 2 parking spaces at 638 Euclid Avneue in Palmerston.

It was a flip that reminded me a bit of the Barn Door flips like the one down the street at 455 Euclid Avenue...

But I think that was mostly because of all the exposed brick.

The house at 455 Euclid was a larger 3 bedroom house.  It was listed at $1,985,000.  It sold for $2,025,000.

This house was listed in June for $1,399,900.

Based on the selling price of 455 Euclid, I thought this house would sell a little over.  Perhaps around $1,450,000.

I was wrong.

It didn't sell and the price was dropped in July to $1,359,000.  When I posted it at the beginning of September, I guessed it was time for another drop.

Two days later, they dropped it to $999,000.

Then a week later, they increased the price...

To $1,275,000.

It finally sold...

For $1,249,000.
