164 Wheeler Avenue - BEACHES

This is a 5 bedroom, 5 bathroom house on a 27 x 102 foot lot with 1 parking spot at 164 Wheeler Avenue in the Beaches.

It's either a rebuild of a house that used to look like this...

Or it's a new build.

But considering that it was listed in October 2014 with the listing saying...

I'm thinking this is a whole new build.

When it was listed in October, it came with a sketch of the proposed house...

And the design specs...

And the asking price was $1,629,000.  But it looks like it never sold because it is now on the market as a finished house.

The floors are a lot lighter than in design spec, and the light fixtures are different...

But what they did do, I really like...a lot.

I am not sure I love the floors, but they could be completely different in person.

And they used these handles...

Instead of these that I love...

But they still look good.

And I'm not loving the open front door, but it doesn't look like it would be difficult to put up a wall to separate it from the living room.

Overall, this is a great house with tons of space.

If you want to check out the floor plans, this listing has something I have never seen.

There is a 3D image of the house called the 'dollhouse' that is part of a virtual tour...

And the floor plans are images from above of the house as it is, furniture and all...

It's kind of crazy and I can't figure out if I like it.

But I like the house.

I just don't understand why it has been on the market for 2 weeks.

The asking price is $1,790,000.

If the 3 bedroom semi at 66 Spruce Hill Road...

Could sell for $1,657,850...

Why can't this sell for $130,000 more?

Maybe the location isn't quite as good...but still!  It's not a semi, it is a lot larger, and it has more bedrooms.

What am I missing?

(thanks to the reader for reminding me about the virtual tour)
