AND IT WENT FOR - 58 Birch Avenue - SUMMERHILL
A couple of weeks ago, I posted this 2+1 bedroom, 3 bathroom row house on a 14.67 x 138 foot lot with 2 parking spots at 58 Birch Avenue in Summerhill.
It was a flip that looked like this in September 2014...
When it was listed at $995,000. According to the Globe and Mail Done Deals, it sold for $1,010,000.
And for a flip, it was a good one.
The asking price was $1,529,000.
But considering that this was a row house and it was narrow, I thought the asking price was a little high and I was thinking more like $1,355,000.
Then on second thought, I realized the 2 bedroom semi one street north at 110 Alcorn Avenue that was listed in 2012...
Had sold for $1,110,000...
And the semi down the street at 52 Birch Avenue...
Sold for $1,540,000 a little over a year ago...
Making it a $1,745,000 house now with an annual 10% increase.
So, maybe the asking price wasn't so far after all.
After 15 days on the market, this narrow row house sold...
For $1,517,000.
Just $12,000 underasking.
