41 Castle Frank Road - ROSEDALE
Yesterday, I posted a 2 bedroom, 2 bathroom coach house on a 40 x 60 foot lot at 59R Admiral Road in Yorkville.
There was something about it that I loved even though there was a lot about it that I didn't necessarily like.
This place is also a 2 bedroom, 2 bathroom coach house with 2 parking spaces, but it is on a 20.5 x 133 foot lot. So, it is on a slightly larger 2,726.5 square foot lot versus the 2,400 square feet at 59R Admiral Road.
It's and interseting looking house, but inside, I'm not loving it as much as Admiral.
According to the listing, it was done by Joe Brennan, but I think that was a loooong time ago.
Unless they still sell trash compactors...
The bedrooms are bigger in this place, but if I am looking for a house as a couple or a single person, I would take the small bedrooms at Admiral for the location over this location. And that place is brighter and more up to date.
The house at 59R Admiral Road is listed at $1,595,000. I'm thinking it will probably sell closer to $1,850,000.
This house is listed at $2,250,000.
So...either this place is grossly overpriced...
Or Admiral is underpriced.
I'm thinking this will have a price drop.
